The Bang Na area offers excellent access to the EEC industrial zone and Chachoengsao, where many Japanese companies have factories. It also provides convenient connections to four expressways: Expressway No.7, Expressway No.9, Burapha Withi Expressway, and Chalerm Maha Nakhon Expressway. In addition, it is only about 20 minutes from Suvarnabhumi International Airport, making it an outstanding location.
This time, we are pleased to introduce AIA East Gateway!
AIA East Gateway is located on Bangna-Trad Road, about a 10-minute drive from BTS Bang Na and Udomsuk stations. Constructed by Thai Obayashi (Obayashi Group), it ensures Japanese quality and was designed based on the concept “THE FUTURE OF VITALITY & WEALTH.”
Despite being the newest high-end office building in this area, the rental price starts from only 700 THB/㎡, making it one of the most cost-effective options compared to other nearby buildings.
(For reference, BITEC’s BHIRAJ TOWER is currently 750–850 THB/㎡~)
It is designed according to international LEED (Leadership in Energy and Environmental Design) and WELL Gold standards.

The building sits on Bangna-Trad Road, an area popular with Japanese companies due to its convenient access to factories in the EEC region. AIA East Gateway is about a 5-minute walk from the MRT Yellow Line Si Iam Station, but since it is relatively far from the familiar BTS Sukhumvit Line, access from there is mainly by car.
A community mall is planned next to the building (under construction at the time of reporting).
Now, let’s take a look at how to get there from BTS Udomsuk Station, a station well known among Japanese residents, with photos!
Exit Udomsuk Station from Exit 5 and you will find taxis available. Compared to Sukhumvit Road, Bangna Road has lighter traffic, so congestion is rarely a problem.
By taxi, it takes about 10 minutes and costs around 65 THB.
There is a staffed reception counter and security gate. Visitors present their ID cards at reception to receive an entry pass. Elevators only stop at the floor of the registered company being visited, ensuring strict security standards.
The entrance features a bold and stylish design, with an entire wall decorated with LED displays.
Office floors span from the 6th to the 33rd floor, divided into:
Low-rise zone: 6th–19th floors
Transition floor: 20th floor
High-rise zone: 21st–33rd floors
There are a total of 16 elevators, with 8 serving the low-rise zone and 8 serving the high-rise zone. The sufficient number of elevators ensures minimal waiting times.
The building offers a wide variety of unit sizes, all efficiently designed. Unlike some other buildings where irregular shapes or poorly placed columns create wasted space and a cramped feeling, AIA East Gateway avoids these issues completely.
The ceiling height is approximately 3 meters, creating an open and comfortable atmosphere. Each floor has a total area of over 2,000 square meters.
Light sensors automatically switch off when no one is present. They are also installed in restrooms, supporting the building’s energy-saving and eco-friendly concept.
Each unit is equipped with dust detectors that monitor particulate matter, carbon monoxide, and PM2.5. When levels rise, the central air system automatically releases fresh air. This is a valuable feature in Bangkok, where PM2.5 pollution is a recurring issue.
All windows are triple-glazed, reducing noise from the busy Bangna-Trad Road, which has frequent heavy truck traffic. This ensures a quiet and comfortable work environment.
Since there are almost no tall buildings around, the office offers panoramic views of Bangkok. On clear days, you can even see Suvarnabhumi Airport and Rama IX Park.
Of course, the view varies depending on the floor and direction, so it is a key point to check during inspections.
The corridors are finished in a simple yet elegant white design, giving a clean and premium atmosphere. They are wide enough for two adults to comfortably walk side by side.
The restrooms are meticulously maintained and feature a luxurious, hotel-like design.
Multipurpose restrooms are equipped with showers—an especially welcome facility in Thailand’s tropical climate.
Shared pantry rooms are also available. Each floor is equipped with drinking water purifiers, so there is no need for tenants to separately contract water dispensers.
The smoking area is located outside on the ground floor.
Several coffee shops, led by Amazon Coffee, are tenants here. The ground floor also hosts a market zone, open Monday to Friday, with stores rotating monthly. In addition, vending machines from 7-Eleven are installed in the lobby.
Currently, few tenants have moved in, but shops and restaurants are expected to occupy the space in the future.
A food court is scheduled to open on October 1, 2024. The space will accommodate around 10 vendors, offering a wide variety of dining options. Tenants will no longer need to go outside to buy lunch on rainy days.
A fully equipped fitness gym with professional-grade machines is available. Even during weekday afternoons, it was already bustling with local fitness enthusiasts.
The 5th floor features a sky garden filled with lush greenery, including a variety of herbs—a truly Thai touch. There is also a running track where tenants can enjoy walking or jogging after work, making it a perfect spot for relaxation.
A swimming pool is also available, and amazingly, it is free for use by all employees of tenant companies—a rare facility for an office building.
The parking lot accommodates approximately 1,250 cars.

There are several prestigious golf clubs nearby, such as the Summit Windmill Golf Club and the Thana City Country Club, both accessible in about 15 minutes by car.
This makes it convenient for hosting golf competitions or business entertainment, followed by meetings back at the office.
That concludes the introduction of AIA East Gateway.
As office rental prices in Bangkok continue to rise each year, being able to lease a Grade A office at this price range is undoubtedly the greatest strength of this building!
