Traditionally, Nana has been strongly associated with its nightlife district. However, the area around the station is gradually transforming with new developments, such as the recently completed O-NES Tower, constructed by the Obayashi Group of Thailand, as well as the ongoing construction of the 53-story mixed-use complex “Tenth Avenue.” The cityscape and overall image of the area are steadily changing. Our featured property, JLK Tower, is directly connected to Nana Station, offering outstanding accessibility! Today, we are pleased to introduce JLK Tower.
JLK Tower is a premium Grade A office building located on Sukhumvit Soi 7. It is directly connected to Nana Station via skywalk, with convenient access in just about one minute on foot.
This building is certified with internationally recognized LEED Gold and WELL Gold standards, ensuring high building quality.

JLK Tower is located in the Nana area, which is often associated with nightlife, but it is also surrounded by high-end hotels such as JW Marriott and Hyatt Regency, as well as luxury condominiums.
As mentioned earlier, new developments are reshaping the area, including the recently completed O-NES Tower, built by Obayashi Group, and the 53-story mixed-use complex “Tenth Avenue,” which is currently under construction. The streetscape and overall image of Nana are gradually changing.
Being in the center of the Sukhumvit area, it is a zone prone to traffic congestion, but with smart use of the BTS station, such concerns can be greatly minimized.
Let’s take a look at how to access JLK Tower directly from BTS Nana Station, with photos!
When you head towards Exit 1 of Nana Station, you will immediately see the entrance to JLK Tower on your right-hand side.
Even on rainy days, you can reach the building without getting wet!
There is a staffed reception counter and a security gate. Visitors present their ID card at reception and receive an access card. Elevators only stop at the floors of the registered company being visited, ensuring a high level of security.
The office lobby is spacious and elegantly designed—an impressive space that truly embodies “Premium Grade A.”
The office floors range from the 12th to the 32nd floors, divided into a low zone (12th–21st floors) and a high zone (22nd–32nd floors).
There are 11 elevators in total: 5 serving the low zone and 6 serving the high zone. With this sufficient number, waiting times are minimal.
A variety of unit sizes are efficiently arranged. In other buildings, poor layouts, obstructive columns, or dead spaces can make offices feel smaller than they are, but at JLK Tower there are no such concerns.
With a ceiling height of approximately 3 meters, the space feels open and free from any sense of confinement, allowing tenants to fully enjoy a spacious office environment.
Here are photos of a model room. As shown, tenants can design small booth spaces by the windows, creating workstations with city views of Bangkok. Thanks to the large windows, even small booths retain an open, airy atmosphere.
The uppermost 30th to 32nd floors feature double-height ceilings of 8 meters, with an expansive leasable area of approximately 1,200㎡ per floor.
These open spaces are ideal for use as product showrooms or corporate branding hubs. (Rental rates differ from other floors.)
Central air-conditioning system with VAV (Variable Air Volume) control and 24-hour cooling available for server rooms.
High-speed internet access via fiber optic connections throughout all units. In Bangkok, internet stability often varies by building or provider, so reliable connectivity is a crucial feature, especially for online meetings. 5G service is also planned within the building.
The PM2.5 filtration system covers all common areas and offices, with strict maintenance standards and regular inspections of air ducts and filters—an essential feature in Bangkok where air quality is often a concern.
Triple-glass windows reduce outside noise, with low-emissivity coated insulated glass to improve energy efficiency. Despite Nana’s lively nightlife, these specifications ensure a quiet and comfortable working environment.
– LED lighting with energy-saving sensors
– Knock-out panels for internal stair installation
– CCTV monitoring
– 24-hour security staff
The building places a strong emphasis on security, while also offering flexibility to accommodate specific tenant requirements for machinery, electrical, and piping systems.
South-facing units offer views of the Sukhumvit Road skyline.
North-facing units overlook an open landscape with few tall buildings, offering a more traditional Bangkok streetscape.
Bright, clean, and spacious corridors with enough width for two adults to walk side by side comfortably.
The restrooms are immaculately maintained with a luxurious, hotel-like atmosphere.
The sinks feature motion-sensor dispensers and hand dryers for convenience.
Multipurpose restrooms are also equipped with showers—an appreciated amenity in Thailand’s tropical climate.
A shared pantry room is also available.
The smoking area is located outside on the ground floor.
As a newly completed building, only a coffee shop and DHL (delivery service) had opened at the time of our visit, but the retail area is scheduled to include the following:
Basement: Food court (scheduled to open June 2025)
1st & 2nd Floors: Restaurants and retail (opening in phases from October 2024; almost fully leased except for one unit)
3rd Floor: Fitness area (scheduled to open by the end of 2024)
Parking from 1st to 10th floors
1 free parking space per 150㎡ leased
379 total spaces, 8 equipped with EV charging stations
That concludes our introduction to JLK Tower!
