Traditionally, Nana has been strongly associated with nightlife. However, in recent years the landscape and overall impression of the area have been gradually transforming, led by developments such as O-NES TOWER, JLK Tower, and the 53-story mixed-use complex “Tenth Avenue.”
With its direct connection to Nana Station, O-NES TOWER boasts outstanding accessibility and has become one of the most talked-about properties in the area!
In this article, we are delighted to introduce you to O-NES TOWER.
O-NES TOWER is a Grade A+ office building completed in 2022, located on Sukhumvit Soi 6.
This project is the first full-scale real estate development by Thai Obayashi of the Obayashi Group, and it is the largest rental office building solely owned by the Obayashi Group.
In Thailand, construction quality can sometimes be inconsistent, but O-NES TOWER has been meticulously crafted down to the smallest detail, reflecting the high standards of the Obayashi Group. From elevators to restrooms, equipment from Japanese manufacturers has been installed, and with over half of the tenants being Japanese companies, the building’s reliability is clear.
The tower is also designed with flood countermeasures in mind. Drawing on lessons from past flooding in Bangkok, flood-protection panels were installed at +2 meters above Sukhumvit Road, ensuring that internal systems continue to operate normally even if water reaches that level.
Conveniently, the building is directly connected to BTS Nana Station via a skywalk, just a one-minute walk from the station.
The building has been awarded LEED Gold and WELL Gold certifications, internationally recognized standards that guarantee its high quality.

O-NES TOWER is located in the Nana area, which, while known for its nightlife, is also surrounded by luxury hotels like JW Marriott and Hyatt Regency, as well as numerous high-end condominiums. Many business travelers choose to stay at the Novotel, located just behind the building.
O-NES TOWER stands alongside JLK Tower, with the 53-story mixed-use project Tenth Avenue currently under construction, gradually transforming the cityscape.
Although traffic in central Sukhumvit can be heavy, the building’s direct access to the BTS Nana Station makes commuting much more convenient.
Now, let’s take a look at how to access O-NES TOWER from BTS Nana Station, with photos.
Proceed toward Exit 2 of Nana Station, and you will immediately see the skywalk extending to O-NES TOWER on the left-hand side.
Even on rainy days, you can reach the building without having to step in the rain.
There is a staffed reception counter and security gate. Visitors required to present their ID card at the reception to receive an access card. The destination-control system ensures that elevators only stop at the registered company’s floor, maintaining strong security standards.
For tenant employees, a facial recognition system has been installed, allowing contactless through the gates.
The symbolic “V-column” at the lobby entrance reflects the structural design of O-NES TOWER, which uses a hybrid RC core wall + steel frame system. The RC core is built to the latest local standards, ensuring strong seismic safety.
When a major earthquake struck central Myanmar on March 28, 2025, affecting many buildings in Bangkok, O-NES TOWER was confirmed to be structurally stable due to its earthquake-resistant hybrid design. This has drawn attention from companies and individuals focused on earthquake preparedness and Business Continuity Planning (BCP).
Rare in Thailand, the building entrance also features a windbreak chamber, enhancing air-conditioning efficiency, reducing dust and wind intrusion, and improving overall security.
In addition, the lobby features a floor cooling system that minimizes air-conditioning use while maintaining a comfortable temperature, significantly improving energy efficiency. Cooling from the floor also reduces the overall HVAC load while keeping the environment comfortable.
From the moment you step into the lobby, you can immediately sense the Obayashi Group’s signature attention to detail.
Office floors is located from the 8th-29th floor, divided into Low Zone (8F–19F) and High Zone (19F–29F), with the 19th floor serving as the transfer floor between zones.
The building features 16 elevators in total—8 for the Low Zone and 8 for the High Zone (excluding VIP and parking elevators)—ensuring minimal waiting times for tenants.

The elevators are custom-made by MITSUBISHI with a ceiling height of 3 meters, offering a spacious and bright environment without any sense of pressure.
Units of various sizes are efficiently arranged. In other buildings, awkward layouts often create dead space or poorly placed columns, making offices feel smaller than they are. At O-NES TOWER, such concerns are eliminated.
With a 3-meter ceiling and a steel-frame structure, O-NES TOWER offers open, column-free office spaces that create a comfortable and airy environment.
Windows are equipped with light-sensor blinds that automatically block direct sunlight when brightness is too high, eliminating the need to adjust each blind manually.
The building’s exterior columns use CFT (Concrete-Filled Steel Tube) structures, which are much slimmer than conventional RC or steel columns, allowing for a more spacious and open interior layout.
Another standout feature of O-NES TOWER is that OA floors are standard on all office levels—a rare feature in Thailand.
These OA floors (raised floors) allow efficient management of electrical and network wiring beneath the surface, keeping cables hidden, improving safety, and reducing the risk of tripping. (Raised floor height: 15 cm)
This is especially useful for companies that frequently change layouts.

O-NES TOWER uses an individual air-conditioning system that operates only in occupied areas, reducing the need to cool the entire floor and saving energy and costs. Motion sensors for lighting further prevent wasted electricity, with one sensor controlling every 50 m².
The building continuously monitors PM2.5 levels. A filtration system extends to all shared areas and offices, with regular inspections of ducts and filters to maintain high standards. This ensures a clean, safe environment in Bangkok, where PM2.5 is a common concern.
Windows are double-glazed with Low-E coating and Argon gas insulation, complemented by horizontal louvers. This provides excellent solar control while preserving clear, unobstructed views.
An office of undeniable Japanese quality.
From north-facing units, tenants can enjoy the skyline of Sukhumvit’s high-rise buildings.
From south-facing units, the greenery of Benjakitti Park can be seen, as there are fewer tall buildings in that direction.

Bright and spacious corridors with carpet flooring and enough width to accommodate equipment transfers.
The restrooms are hotel-quality, meticulously maintained, and equipped with TOTO fixtures. Toilets feature Washlet bidets, delivering the comfort and convenience of Japanese standards.
Each floor also featured two multipurpose restrooms.
A shared pantry is available, featuring water taps that provide drinking water, so tenants don’t need to install individual dispensers.
The smoking area is accessible outside on the 1st floor.

The 6th floor features 10 meeting rooms in various sizes, available for tenants at discounted rates for half-day or full-day use. The largest rooms accommodate 100–150 people, making them ideal for press conferences or special events.

Also on the 6th floor is the Business Center area, with 10 fully furnished serviced offices. These are suitable for temporary representative offices and short-term use.

The 5th floor food court offer 8 shops, offering Japanese and Thai cuisine at affordable prices. Opening hours from 7:00–19:00.
Many employees enjoy breakfast here, and on rainy days, it’s convenient since there’s no need to go outside.
In front of the food court area, small markets are regularly held, creating a fresh and lively atmosphere for employees.
A 7-Eleven convenience store is located on the 1st floor, along with ATMs in front of the shop.

On the 4th floor, there is a café and a Japanese restaurant “Yuuna,” which also has private dining rooms—ideal for business dinners and client entertainment.

The rooftop is a garden accessible to all tenants. It can also be rented exclusively for company parties, with bands or catering arranged. With beautiful night views, it’s a perfect party setting.
O-NES TOWER offers a total of 555 parking spaces, including 4 EV charging stations: 403 standard spaces and 152 mechanical parking slots.

B1 floor serves as a drop-off area. Unlike many buildings where drop-off is at the entrance, O-NES TOWER separates pedestrians and cars by placing it underground—enhancing safety.
The ceiling here connects to an upper-level water feature, allowing natural light to pass through water and illuminate the underground drop-off in a stunning way.
This luxurious drop-off has even been used in TV drama filming.
B1 also features two VIP elevators (one for the Low Zone and one for the High Zone). Tenants receive exclusive access cards, allowing executives or special guests to reach offices directly without using the main entrance.
The mechanical parking system uses IHI equipment, renowned for its reliability and maintenance. Unlike some foreign systems prone to breakdowns, IHI ensures smooth and dependable operation.
This concludes the introduction to O-NES TOWER.
