O-NES TOWER is a Grade A+ office building completed in 2022, located on Sukhumvit Soi 6.
This project is the first full-scale real estate development by Thai Obayashi of the Obayashi Group, and it is the largest rental office building solely owned by the Obayashi Group.
In Thailand, construction finishes often tend to be rough, but this building has been meticulously crafted down to the smallest details—truly reflecting the quality of the Obayashi Group. From elevators to restrooms, equipment from Japanese companies has been installed. With more than half of the tenants being Japanese companies, its high reliability is evident.
The building was also designed with flood countermeasures. Based on Bangkok’s past flood damage, flood-protection panels were installed at +2m above Sukhumvit Road. Even if the water level rises to that point, internal systems are designed to continue functioning normally.
Directly connected to BTS Nana Station via skywalk, the tower is accessible within approximately one minute on foot.
The building has obtained internationally recognized LEED Gold and WELL Gold certifications, guaranteeing its quality.

O-NES TOWER is located in the Nana area. While the area is often associated with nightlife, it is also home to luxury hotels such as JW Marriott and Hyatt Regency, as well as many upscale condominiums. Many business travelers also choose to stay at the Novotel Hotel located just behind the building.

Proceed toward Exit 2 of Nana Station, and you will immediately see the skywalk extending to O-NES TOWER on the left-hand side.
Even on rainy days, you can reach the building without getting wet!
There is a staffed reception counter and security gate. Visitors present their ID card at the reception to receive an access card. The destination-control system ensures that elevators only stop at the registered company’s floor, maintaining strong security standards.
For tenant employees, a facial recognition system has been introduced, allowing card-free entry through the gates.
The symbolic “V-column” at the lobby front represents the structural design of O-NES TOWER. A hybrid structure of “RC core wall + steel frame” has been adopted. The RC core applies the latest local design standards, ensuring sufficient seismic safety.
On March 28, 2025, a major earthquake struck central Myanmar, affecting many buildings in Bangkok.
O-NES TOWER was confirmed structurally sound, thanks to its hybrid structure and earthquake-resistant design.
It has since attracted attention from companies and individuals prioritizing earthquake preparedness and BCP (Business Continuity Planning).

Office floors span from the 8th to the 29th floor, divided into Low Zone: 8F–19F, and High Zone: 19F–29F. (19F is the transfer floor between zones.)
The building is equipped with 8 elevators in the Low Zone and 8 in the High Zone, totaling 16 elevators (excluding VIP and parking elevators). With this sufficient number, waiting time is almost nonexistent.
The elevators are custom-made by MITSUBISHI with a ceiling height of 3 meters, offering a spacious and bright environment without any sense of pressure.
Units of various sizes are efficiently arranged. In other buildings, awkward layouts often create dead space or poorly placed columns, making offices feel smaller than they are. At O-NES TOWER, such concerns are eliminated.
The ceiling height is 3 meters, and with a steel-frame structure, open and column-free square spaces are achieved—ensuring a comfortable office environment.
Windows come standard with light-sensor blinds, which automatically block direct sunlight when the sensors detect high brightness. This saves tenants from manually opening and closing blinds one by one.
The outer columns use CFT (Concrete-Filled Steel Tube) structures, which are much slimmer than conventional RC or steel columns, providing a more spacious design.
Another unique feature is that OA floors come as standard finish on all office floors, which is rare in Thailand.
OA floors (raised floors) allow efficient wiring and equipment management under the double-floor structure. Electrical and network cabling are hidden, improving safety and preventing tripping hazards. (Raised floor height: 15cm)
This is especially useful for companies that frequently change layouts.
An individual air-conditioning system is used, operating only in areas where people are detected. This reduces the need to run AC across the entire floor, significantly saving energy and costs.
Motion sensors for lighting also prevent wasted electricity, ensuring efficient energy use (1 sensor controls every 50m²).
O-NES TOWER constantly monitors PM2.5 levels. A PM2.5-compatible filtration system is connected to all shared areas and offices. Regular inspections of ducts and filters ensure high maintenance standards. In Bangkok, where PM2.5 is a frequent issue, this provides great peace of mind.
Windows are double-glazed with Low-E coating and Argon gas insulation, plus horizontal louvers. This achieves excellent solar control while maintaining clear views.

Also on the 6th floor is the Business Center area, with 10 fully furnished serviced offices. These are suitable for temporary representative offices and short-term use.
The 5th floor food court has 8 tenants, offering Japanese and Thai cuisine at affordable prices. Open from 7:00–19:00, many employees even have breakfast here. Conveniently, there’s no need to go outside on rainy days.
In front of the food court, markets are regularly held, keeping the environment fresh and lively for Thai employees.
A 7-Eleven convenience store is located on the 1st floor, along with ATMs in front of it.
On the 4th floor, there is a café and a Japanese restaurant “Yuuna,” which also has private dining rooms—ideal for business dinners and client entertainment.
The rooftop is a garden accessible to all tenants. It can also be rented exclusively for company parties, with bands or catering arranged. With beautiful night views, it’s a perfect party setting.

Mechanical parking uses IHI systems, known for their reliability and maintenance. Unlike some foreign systems prone to breakdowns, IHI ensures smooth and dependable operation.
