It is accessible from two stations—BTS Asoke and MRT Sukhumvit—within about a 7-minute walk.
The building is managed by Asvaintra, part of Rangsit Prosper Estate Co., Ltd. (RPE), a company with extensive experience in factory and warehouse rentals since 1987. This reliable management adds to the building’s attraction.
P23 is situated on Sukhumvit Soi 23, next to the famous entertainment street Soi Cowboy, which remains quiet during the daytime, offering a calm and peaceful environment.
Although Asoke Road is known for heavy traffic, the building provides convenient access to back streets via Soi 23, allowing tenants to avoid congestion.
Additionally, the adjacent Interchange 21 features a food court and retail shops, enabling businesses to operate efficiently while taking advantage of nearby facilities.

From Exit 6 of Asoke Station, there are three ways to reach P23:
– Route via Soi 23
– Route via Soi Cowboy
– Route through Interchange 21 (recommended)
Among these options, the route through Interchange 21 is highly recommended, as it provides a mostly covered path, minimizing exposure to rain.
By passing through Interchange 21 and exiting on the east side, a one-minute walk to the left leads directly to P23.

The lobby features a simple, clean design and emphasizing functionality.
The spacious lobby is furnished with multiple large sofas, providing a comfortable waiting area and a welcoming space for visitors.
The lobby features mailboxes area which accessible by key. When couriers deliver packages to the reception, staff place them in the appropriate mailbox, ensuring secure handling.

At the reception counter, the ‘Let Me In’ visitor system is in operation. All visitors must be registered before entering the office area, with two registration options available:
For visitors, the QR code contains a 6-digit elevator code. By entering the code, the elevator will only stop at the registered floor and retail area, ensuring strong security standards.
Employees of tenant companies can also access via facial recognition.

The office floors are located from the 14th-25th floors, with 5 dedicated elevators. With a sufficient number of elevators, waiting times are minimal.
Additionally, 3 separate elevators provide access to the parking levels (B1–6) and the retail area (7–13), facilitating smooth and efficient vertical transportation throughout the building.”
Each floor offers up to 540 ㎡, allowing tenants to lease an entire floor and enjoy exclusive use of pantry rooms, restrooms, and other facilities, enabling private and efficient office operations.

South-facing units overlook the adjacent Interchange 21, but with sufficient distance maintained, natural lighting and sun exposure remain unobstructed.

We had the opportunity to visit the office of LUSH, the well-known brand famous for bath bombs and soaps, located in this building. Their office serves as a prime example of innovative interior design.

LUSH occupies an entire floor, thoughtfully designed to reflect the brand’s natural concept. The interior features abundant wood and greenery, creating a warm and inviting atmosphere.

The floor features a balcony that has been transformed into a relaxing space for employees. Despite its central location, the balcony offers a refreshing environment where nature can be enjoyed.
It serves as an inspiring example for companies planning their office renovation.

On the 8th floor, the creative Spanish restaurant “Latirra” is located, while the 9th floor houses the Japanese restaurant “Gekka”. A Pilates studio is also located on the 9th floor.
While P23 does not have a food court, the neighboring Interchange 21 building offers an affordable food court and various restaurants. A 7-Eleven convenience store is also just a 3-minute walk away.
