P23 Building is an office tower located on Sukhumvit Soi 23 in the Asoke district.
It is accessible from two stations—BTS Asoke and MRT Sukhumvit—within about a 7-minute walk.
The building is managed by Asvaintra, part of Rangsit Prosper Estate Co., Ltd. (RPE), a group with a long history since 1987 of providing factory and warehouse rentals. Their reliable management is another major attraction.
“P23” is located on Sukhumvit Soi 23. Next door is the famous entertainment street “Soi Cowboy,” but it remains closed during the daytime, creating a quiet and calm environment.
Although Asoke Road is notoriously congested, this building offers convenient access to backstreets from Soi 23, allowing tenants to avoid traffic jams.
The adjacent Interchange 21 provides a food court and retail shops, enabling businesses to operate cost-effectively by taking advantage of nearby facilities.
Now let’s take a look at the routes from BTS Asoke Station to P23 with photos!
From Exit 6 of Asoke Station, there are three ways to reach “P23”:
– Route via Soi 23
– Route via Soi Cowboy
– Route through Interchange 21
Among these, the Interchange 21 route is highly recommended, as it allows commuting with minimal exposure to rain.
Passing through Interchange 21 and exiting on the east side, a one-minute walk to the left brings you to P23.
Next to the building is the entertainment street “Soi Cowboy,” but as mentioned, it is closed during the day and remains a quiet street.
The lobby is characterized by a simple, clean design without unnecessary decoration.
The spacious lobby features multiple large sofas, making it a comfortable waiting area and a welcoming space for visitors.
Tenant-exclusive mailboxes are installed in the lobby, accessible by key. When couriers leave packages at reception, staff place them into the appropriate mailbox, ensuring secure handling.
Packages up to A3 size can be received, creating an efficient postal and delivery system.
At the reception counter, the “Let Me In” visitor system is in operation. Visitors must be registered before entering the office area. Two registration options are available:
No Approval Required: Visitors only need QR code registration to access tenant floors.
Approval Required: Visitor QR codes must be approved by tenants before passing through the gate.
For visitors, the QR code contains a 6-digit elevator code. By entering it, the elevator will only stop at the tenant’s floor and retail floors, ensuring strong security standards.
Employees of tenant companies can also access via facial recognition.
The office floors are located from the 14th to the 25th floors, with five dedicated elevators. With a sufficient number of elevators, waiting times are minimal.
In addition, three separate elevators serve the parking (B1–6th floor) and retail/community zones (7th–13th floors), ensuring smooth vertical transportation between zones.
Each floor offers up to 540㎡, allowing tenants to lease an entire floor and have exclusive use of pantry rooms, restrooms, and other facilities. This enables private and efficient office operations.
For unit rentals, a variety of unit sizes are arranged efficiently. Unlike many other buildings where awkward layouts or excessive columns reduce usable space, P23’s design avoids such issues, ensuring maximum usability.
The ceiling height is a generous 2.9 meters, creating a spacious and comfortable environment. The wide-open office space maximizes usability and provides a pleasant, open atmosphere for work.
Another major feature is the independent air-conditioning system for each unit. While central air-conditioning is common in Thailand, P23 allows tenants to freely switch the AC on or off even at night or on weekends. This flexibility is a rare and highly convenient advantage.
P23 employs security gates with access control and 24/7 surveillance cameras, ensuring a high level of security. Destination-control elevators further enhance safe and efficient mobility within the building.
The facade system incorporates aluminum panels with low-emissivity glass and precast concrete, providing excellent thermal insulation while maintaining comfortable indoor temperatures and energy efficiency.
The building is equipped with emergency generators to keep essential systems operating during power outages. Elevators and security systems continue functioning even in emergencies, ensuring peace of mind.
From east-facing units, tenants can enjoy a beautiful skyline of the Phrom Phong and Thonglor areas.
South-facing units overlook the adjacent Interchange 21, but with sufficient distance maintained, natural lighting and sun exposure are not compromised.
The deck area can be rented for events or parties, suitable for company gatherings, networking events, and casual social functions.
With its two-floor open space, it is ideal for corporate parties and commemorative events. It can also be used regularly for in-house events and seasonal celebrations, supporting employee wellness and team-building.
The corridors are bright, spacious, and impeccably clean, with enough width for two adults to walk side by side comfortably.
The restrooms, though compact, are clean and pleasant to use. With a maximum of four tenants per floor, restrooms rarely become overcrowded, ensuring comfort.
There are also multipurpose restrooms available.
Shared pantry rooms are available, with two sinks to help prevent congestion during peak times such as after lunch.
Balcony spaces are located on the 12A, 19th, and 22nd floors. Tenants leasing an entire floor can exclusively use these balconies, which serve as relaxing spaces or venues for small company events.
The smoking area is located outdoors on the 1st floor.
We were invited to visit the office of “LUSH,” the well-known brand famous for bath bombs and soaps, located in this building. Their office serves as a sample case for interior design.
LUSH occupies an entire floor, designed to reflect the brand’s natural concept. The interior uses abundant wood and greenery, creating a warm and welcoming atmosphere.
The floor includes a balcony area, which has been transformed into a relaxing space for employees. Despite being in the heart of the city, the balcony provides a refreshing environment where nature can be enjoyed.
This is an inspiring example for companies planning their office interiors.
On the 8th floor, the creative Spanish restaurant “Latirra” is located, while the 9th floor houses the Japanese restaurant “Gekka”. A pilates studio is also located on the 9th floor.
Although P23 itself does not have a food court, the neighboring Interchange 21 building includes an affordable food court and restaurants. A 7-Eleven convenience store is also within a 3-minute walk.
By utilizing these nearby facilities, tenants can reduce overall rental costs effectively.
