The new building “PUNN Tower”, located in the rapidly developing Rama IV Road area, may not offer luxurious facilities or an in-house food court, but its biggest appeal lies in its significantly more affordable rental rates compared to other newly built towers in the area. It is an ideal property for companies looking to establish an office in the heart of the CBD while keeping rental costs under control. PUNN Tower is an office building located on Rama IV Road. It is situated between MRT Queen Sirikit Station and MRT Khlong Toei Station, with access in approximately 2 minutes on foot.

The tower is located along Rama IV Road. The area is a hub for major projects such as One Bangkok, FYI Center, and The PARQ, with various new office developments underway. As mentioned earlier, compared to rent levels at The PARQ and FYI Center, PUNN Tower offers an affordable and cost-effective new building.
Although Rama IV Road can be congested at times, the nearby highway interchange makes commuting from more distant areas convenient by car.
Next to the tower is the Metropolitan Electricity Authority (MEA) headquarters building, whose food court is open for public use. Additionally, numerous local food stalls surround the building, ensuring staff have no issues with meals.
Now, let’s look at how to access the building from BTS Khlong Toei Station with photos!
Exit Khlong Toei Station from Exit 1 and head to the right.
Next to the MEA headquarters building is PUNN Tower. It takes about two minutes on foot.
Directly across is MedPark Hospital, which is also frequently used by Japanese residents.
There is a staffed reception counter and security gate. Visitors are issued access cards upon presenting an ID at the reception. Elevators only stop at the floor where the registered visiting company is located, ensuring high security standards.
The lobby itself has a simple, streamlined design. A lush garden and indoor plants create a tranquil atmosphere amid the simplicity.
Office floors are from the 9th to the 28th floors, divided into two zones: low-rise (9–19) and high-rise (20–28).
There are 8 elevators in total: 4 for the low-rise zone and 4 for the high-rise zone. This ensures minimal waiting times.
Various unit sizes are efficiently arranged. Unlike other buildings where irregular shapes or poorly positioned columns create dead space, PUNN Tower avoids such issues, making the space feel open and practical.
With a ceiling height of 2.8m, the office feels spacious and free from any sense of oppression. The large windows are designed to let in natural light from multiple angles, keeping the interior bright even without artificial lighting during the day.
The system is controlled by a central unit, with three selectable operation time slots: 1. 08:00 AM – 06:00 PM 2. 09:00 AM – 07:00 PM 3. 10:00 AM – 08:00 PM
Equipped with an air purification system that removes PM2.5 particles and other harmful pollutants. CO2 sensors monitor levels and temperature, ensuring the circulation of fresh air when necessary. This is a welcome feature in Thailand, where PM2.5 pollution is a recurring issue.
Smart lighting automatically adjusts brightness depending on sunlight levels. The building is also fitted with solar panels, generating renewable energy and supporting eco-friendly operations.
This design highlights the building’s environmental considerations.
Purified drinking water is available throughout the building, eliminating the need for separate water dispenser contracts.
From north- and east-facing units, tenants can enjoy skyline views of the Rama IV office district.
Bright, clean corridors with ample width — spacious enough for two adults to comfortably walk side by side.
The elevator hall ceiling features a stylish, modern design.
The restrooms are meticulously maintained, with a luxurious, hotel-like atmosphere. The stone-textured tiles in the wash area add a sense of refinement. There is nothing cheap about the design.
A multipurpose restroom is also available.
Shared pantry rooms are provided, with two washing areas to reduce congestion after lunch breaks.
The smoking area is accessible outside on the ground floor.
At the time of our visit, a coffee shop had opened in the entrance lobby, and EPSON occupied three retail units on the ground floor as an office and showroom.
A Thai restaurant is scheduled to open in October this year (currently under construction).
There are also future plans to expand the retail area with kiosks and other small outlets.
Although PUNN Tower itself does not have a food court, the neighboring building, the Metropolitan Electricity Authority (MEA) headquarters, has an affordable food court that is open to the public.
In addition, there are plenty of restaurants and food stalls nearby. Across the street in MedPark Hospital, popular with Japanese residents, you will find Starbucks, Fuji Restaurant, CoCo Ichibanya Curry, and other familiar dining options.
By taking advantage of these surrounding facilities and restaurants, tenants can save on rental costs by not needing in-house dining.
