The budget-friendly office building “Yada Building” is located right in front of BTS Sala Daeng Station. Recently, it underwent a full-scale renovation, transforming into a quality space that rivals newly built offices! Despite its unbeatable convenience at the station front, its standout feature is the exceptionally affordable rent.
Yada Building is a low-rise office building located directly in front of BTS Sala Daeng Station and was constructed in 1985. Although it shows its age, a major renovation in 2022—including the façade and lobby—transformed it into a modern design that doesn’t feel dated.
Its biggest advantage is the comparatively low rent versus newer buildings in the area. It’s an excellent option for companies seeking convenient commuting while keeping costs down.
Adjacent to Sala Daeng Station, the area around the building offers cafés, cosmetic shops, and pharmacies, along with a wide variety of restaurants including Japanese cuisine—making it a very convenient location. “Silom Complex” mall and “Don Quijote” are also within walking distance.
Yada Building sits right at the bottom of the stairs from Exit 3 of BTS Sala Daeng Station.
While it is not connected via a skywalk, the building is directly in front of the station, offering excellent transport convenience.
The office entrance is located just off the main road, down a small lane. Following renovation, the entrance is clean and modern.
Previously there was no security gate, but the renovation introduced a new gate system, significantly enhancing security. A 24/7 security service is provided, with reception and guards on duty at all times. Surveillance cameras are installed in common areas, further improving safety.
There are 2 passenger elevators and 1 service elevator.
Elevators operate between the 1st and 9th floors. Access to the 10th floor is via stairs from the 9th floor, so please take note.
Although the number of elevators is limited, the building is low-rise (1F–9F), so waiting times are typically short.
Floor plans vary by level; please contact us for details. Some units already include partitions and blinds, allowing immediate move-in.
A split-type air-conditioning system is installed, enabling each tenant to control on/off and temperature independently within their units.
Unlike centrally managed systems typical of many buildings, this setup allows flexible AC operation on weekends, holidays, and outside regular hours—an especially convenient feature.
The ceiling height is 2.6 m. While slightly lower than in new buildings, the large windows minimize any sense of confinement.
The view from the windows is shown below. As a low-rise building, it does not offer a full city panorama. Since neighboring buildings are relatively close, we recommend installing curtains or blinds if privacy is a concern.
The corridors have also been renovated, presenting a bright, white-based design. They are wide enough to comfortably accommodate deliveries and movement.
The restrooms have been renovated with a clean, wood-accented design. They are well maintained for comfortable use.
The pantry is commonly used for washing cups and general utility. Compared with other office buildings, the pantry room here is relatively spacious.
The smoking area is located just outside, to the side of the entrance.
Parking is in a separate structure about 100 m away (6 stories; approx. 300-car capacity).
That concludes our introduction to the Yada Building office property in Bangkok’s Silom area.
Despite its prime, station-front location in a popular district, the monthly rent is very affordable—making it ideal for cost-conscious office needs.
