In Bangkok’s so-called “northern area,” stretching from BTS Siam Station to Mo Chit Station, new office buildings have been springing up in recent years, particularly around BTS stations. Among them, one that stands out with its uniquely distinctive design is “The Rice”—and today, we are excited to introduce it!
The Rice is an office building located at the intersection near BTS Saphan Khwai Station. As its name suggests, the exterior of the building is uniquely designed with a motif inspired by “rice.”
This building is certified with the international standard of LEED Gold, ensuring its quality.

In addition, it also received the Asia Pacific Property Awards for 2023–2024.
The Asia Pacific Property Awards is an international architectural award organized by IPM, judged by an independent panel of over 80 industry experts across categories such as “Architecture,” “Development,” “Interior Design,” “Real Estate,” and “Regional.”
The BTS Saphan Khwai Station area may not be very familiar to Japanese people, but it has the advantage of being close to Don Mueang Airport and the industrial zones toward Ayutthaya.
The building is located between the Don Mueang Expressway and the Sirat Expressway, providing convenient highway access.
The area north of Siam Station also hosts the offices of companies such as “Ajinomoto,” “Fujifilm,” and “Yakult,” making it a hub for many Japanese companies that have developed businesses deeply rooted in the Thai local market.
Around “Ari Station,” trendy cafes and shops popular among young people are lined up, while at “Mo Chit Station,” the weekend market is held. This area is also strongly popular as a residential town for Thais.
Now, let’s take a look at how to access the building from BTS Saphan Khwai Station with photos!
Exit toward Exit 1 of Saphan Khwai Station and head south (towards the direction of Big C).
Along the way, you will find food stalls and local restaurants, giving the area a downtown atmosphere. A few new condominiums can also be seen.
On the opposite side of the street along the way, you can see the Big C supermarket.
After about a 7-minute walk, you will arrive at “The Rice.” Thanks to its distinctive shape, you will spot it immediately.
There is a staffed reception counter and a security gate. By presenting your ID card at the reception, you will be issued an entry pass. A self-check-in system (visitor registration via QR code access) is also available.
The elevators are programmed so that they only stop at the floors of the companies registered at reception, ensuring high security standards.
For tenant employees, a facial recognition access system has also been introduced.
In the lobby, there is also a monument inspired by rice, maintaining a consistent concept throughout the building.
The office floors are from the 5th to the 26th floors, divided into:
– Low zone: 5th–8th floors
– Middle zone: 9th–23rd floors
– High zone: 24th–26th floors
The elevators are separated into low/middle zones and high zones, with 4 elevators for the low/middle zone and 2 for the high zone, making a total of 8 elevators. With this sufficient number, waiting times are minimal.
As with the building’s unique shape, the office units also feature somewhat distinctive layouts. This could be a perfect fit for companies looking for a characteristic and creative office different from others.
However, with such unit shapes, depending on the layout, dead spaces may occur, so careful planning is needed.
The ceiling height is a generous 3 meters, providing a spacious atmosphere without any sense of oppression. The windows are also tall, giving the space an open and airy impression.

From the east-facing units, you can enjoy an open view of Bangkok’s downtown scenery, as there are no tall buildings in the surroundings.
However, for the west-facing units, some windows face condominiums, so this should be taken into consideration.
The hallways are finished with stone-style tiles, creating a clean and refined impression. They are wide enough for two adults to walk side by side comfortably.
The restrooms are well-maintained, offering a luxurious atmosphere comparable to that of a hotel.
A shared pantry room is also available.
The smoking area is located outside on the ground floor, near the parking area.
Plans are being considered to move it to a larger space in the future.
The 4th floor is a food court where you can enjoy affordable meals, mainly Thai cuisine.
At the time of coverage, about 10 shops were operating.
Even on rainy days, tenants don’t need to go outside for lunch, making it very convenient.
At the time of coverage, the retail area was mainly occupied by beauty clinics and hair salons.
Currently, negotiations are underway with Lawson, with plans to open in Q1 of 2025.
There are also cafes and Big C vending machines available, so tenants will have no trouble finding light meals or snacks.
– The 12A floor features a coworking space operated by Regus.
– A rental meeting room is scheduled to open on the 1st floor on October 20, 2024.
– On the 8th floor, there is a deck area accessible directly by tenants on that floor. Tenants on other floors can access it via the parking elevator.
– The deck area can be used for events or private parties and is free of charge during the event period (tenants cover the electricity costs).
– Capacity: 400 cars
– 1 free parking space per 100㎡ under tenant contract
– 10 EV charging spots available
