Surrounding Environment

The BTS Saphan Khwai Station area may not be very familiar to Japanese people, but it has the advantage of being close to Don Mueang Airport and the industrial zones toward Ayutthaya.

The building is located between the Don Mueang Expressway and the Sirat Expressway, providing convenient highway access.

The area north of Siam Station also hosts the offices of companies such as “Ajinomoto,” “Fujifilm,” and “Yakult,” making it a hub for many Japanese companies that have developed businesses deeply rooted in the Thai local market.

Around  BTS “Ari Station,” trendy cafes and shops popular among young people are lined up, while at BTS “Mo Chit Station,” the weekend market is held. This area is also strongly popular as a residential town for Thais.

Access

Now, let’s take a look at how to access the building from BTS Saphan Khwai Station with photos!

Exit toward Exit 1 of BTS Saphan Khwai Station then head south (towards the direction of Big C supermarket).

Along the way, food stalls and local restaurants create a lively downtown atmosphere, while a few new condominiums can also be seen in the area.

On the opposite side of the street, you can spot the Big C supermarket along the way.

After a short 7-minute walk, you will reach “The Rice”. Thanks to its distinctive shape, you will spot it immediately.

Security

The building features a staffed reception counter and a security gate. Visitors can receive an access pass by presenting their ID at the reception, and a self-check-in system is also available via QR code for convenient registration.

The elevators are configured to stop only at the floors registered at reception, ensuring a high level of security.

For tenant, a facial recognition access system has been installed for added convenience and security.

The lobby also features a sculpture inspired by rice, reflecting the building’s consistent design concept.

The office floors located from the 5th-26th floors, divided into:
– Low zone: 5th–8th floors
– Mid zone: 9th–23rd floors
– High zone: 24th–26th floors

The elevators are divided to serve low-middle and high zones, with 4 elevators serving the low-middle zone and 4 serving the high zone, totaling 8 elevators. This ample capacity ensures minimal waiting times.

Spacious & Comfortable Office Units

Mirroring the building’s unique shape, the office units also offer distinctive layouts, making them ideal for companies seeking a creative and characterful workspace.

However, due to the unique unit layouts, some dead spaces may occur, so careful layout design is recommended.

The office units feature a generous 3-meter ceiling height, creating a spacious and open atmosphere. Large windows further enhance the sense of airiness and natural light throughout the space.

– The 12A floor features a coworking space operated by Regus.
– A rental meeting room is scheduled to open on the 1st floor on October 20, 2024.
– On the 8th floor, there is a deck area accessible directly to tenants on that floor, while tenants from other floors can reach it via the parking elevator.
– The deck area can be used for events or private parties with free of charge, but tenants responsible for electricity costs.
